This senior role involves overseeing the full lifecycle of property developments, from land acquisition to sales/leasing, driving profitability and innovation in Muscat and beyond. The ideal candidate thrives in a fast\-paced environment, managing multimillion\-OMR projects with a focus on luxury residential, commercial, and mixed\-use developments. **Key Responsibilities** * Identify and acquire prime land plots suitable for development, negotiating purchases and securing zoning approvals from Omani authorities. * Conduct feasibility studies, market analysis, and financial modeling to assess project viability, budgeting, and projected ROI in Oman's competitive market. * Collaborate with architects, engineers, contractors, and investors to design and execute projects, ensuring compliance with local regulations and sustainability standards. * Manage project timelines, risks, and budgets, coordinating multidisciplinary teams to deliver on time and within cost parameters. * Secure financing from banks, investors, and institutions; prepare tenders and oversee construction phases. * Drive marketing and sales strategies, promoting developments to buyers, tenants, and partners through targeted campaigns. * Act as the key liaison with stakeholders, including government bodies, real estate agents, and legal teams, to navigate permits and contracts. **Required Qualifications and Skills** * Bachelor's degree in Real Estate, Business, Civil Engineering, or related field; Master's or relevant certifications (e.g., RICS) preferred. * 10\+ years in property development, with proven success in the GCC or Oman market. * Strong financial acumen, negotiation skills, and knowledge of Omani real estate laws and trends (e.g., off\-plan projects, ROI forecasts). * Leadership experience managing high\-value teams and projects; proficiency in project management tools. * Excellent communication and stakeholder management abilities; fluency in English and Arabic advantageous.
